Leasing of Units

The detailed description of the Owner and Board of Director’s obligation can be found in Clause 13 of the Declaration of Condominium for Waterside III. The ability of a unit owner to lease their unit is a privilege, not a right. The minimum lease term is 30 consecutive days. An owner wishing to lease their unit must give notice at least 20 days prior to the first day of occupancy under the lease.

The attached forms must be completed in full and submitted to the Property manager with an application fee of $150.

The Board, at its discretion may request additional information. Upon receipt of required forms, fee payment and any requested supplemental information, the Board has 20 days in which to approve or disapprove the proposed lease.

Failure to apply and obtain proper approvals for the unit’s lease can result in penalties, including eviction of tenants.

Transfer of Ownership of Units

The detailed description of the Owner and Board of Director’s obligation and rights can be found in Clause 14 of the Declaration of Condominium for Waterside III.

An owner intending to transfer any ownership interest in a unit by sale of gift (including and agreement for a deed) must give the Board of Directors written notice of such intention at least 30 days before the intended closing date.

Application for Approval of Sale or Transfer

Accompanying the completed form shall be a copy of the executed sales contract, if any, and an application fee of $100. The Board, at its discretion, may request additional information.

Upon receipt of the required notice, fee and any supplemental information, the Board has 30 days in which to approve or disapprove the proposed transfer.  Approval shall be stated in a Certificate of Approval executed by the President or Vice President of the Association in recordable forms.
